A phased high-end fit-out of approximately 20,000 square feet of office space for Trend Micro, the first step involved a selective back to base demolition and rework of existing mechanical and electrical services. Success in this phase demanded that base building conditions were fully captured by the consulting team at the time of tender. Govan Brown carried out a site survey early on in the project, identifying that existing flooring would impact glazing partitions and thereby allowing for a buildability solution to be developed by us and approved by the client as early as possible. The project also involved extensive AV, security, sound masking, and communications aspects, so proactive and early coordination of these packages helped eliminate the risk of scope gap, saving both time and money for the client.
This in itself had a considerable impact on cost mitigation. The project involved a range of high-end finishes. This included new flooring, wall panels, millwork, glazing, and wall graphics. These design features were issued by Lauck Group, a US-based consultant. We recognized early that finishes sourced from the US can negatively affect both cost and schedule. As a result, we arranged for local sourcing wherever possible, which also included the suggestion of some alternative approaches. This included alternative lighting solutions which were both less expensive to ship and available much sooner than the original items specified.
