Govan Brown was hired as Construction Managers to build-out Heenan Blaikie’s new workplace in one of Toronto’s premier environmentally-friendly office towers - the 51 storey Bay Adelaide Centre (BAC). The space is comprised of private offices, open administrative areas, a legal library, staff lounge, mail/copy rooms, IT hub room and a new client/conference centre which provides the firm with a bright, modern reception area overlooking Bay Street complete with quartz flooring, gumwood paneling, custom lighting and a feature 30’ custom decorative metal wall. Heenan Blaikie’s new conference centre contains multiple meeting rooms of varying sizes featuring a state-of-the-art audio-visual system and a variety of contemporary elements. This includes custom vinyl graphics by artist Robert Houle which have been applied to Skyfold partitions in the 3 main boardrooms.
Building in the Bay Adelaide Centre was especially challenging because the base building work and other tenant fit-ups were being completed concurrently with the Heenan Blaikie project. This meant that close coordination with the landlord and landlord’s construction manager was crucial. Govan Brown adhered to detailed schedules when sharing the building’s 2 freight elevators, which had to service over 51 floors of construction happening at the same time. For efficiency, construction was executed using a tiered site coordination method to accommodate all 5 floors of the project being built simultaneously. A central office was set up on the top floor with an interim site office on the lowest floor of the offices. This allowed ease of movement and communications for details to keep the floors moving seamlessly. As a result of the base building not being complete, Govan Brown’s site office was equipped with remote phone and internet connections. We used our remote operating site office for extensive design build coordination with the designer based in Montreal. This ability to communicate in real-time was crucial to the early stages of the project, allowing us to hit the ground running.
The client’s move for the entire 5 floors was completed in 2 phases over 2 weekends and Govan Brown had site presence for the entire duration of the move. We facilitated the coordination of the furniture and moving vendors and Govan Brown successfully met the client’s schedule making Heenan Blaikie the very first tenant to occupy the BAC. Heenan Blaikie has been a client of Govan Brown for over 10 years.
